Know all men by these presents that I Joseph Sims, William Sims, George W. Sims, Jordan Sims, Esther Sims, Polly Sims, James Moss and Ephraim Smith and Drucilla Sims all the true and lawful heirs of Daniel Sims deceased for and in the consideration of the sum of one hundred dollars to us in hand paid by Evan Nicholson of the State of Georgia Rabun County the receipt of which is hereby acknowledged at and before the signing of these presents we have bargained sold and released and by these presents do bargain sell and release unto the sd Evan Nicholson all that tract or parcel of land containing one hundred and forty five acres more or less situated lying and being in the State and district aforesaid on a brand of Lick Log creek water of Chattuga River known by the name of the wite walnut cove bounded by a line running S. W. all others sides by new survey of vacant lands signed by his Excellency John Geddis Together with all and singular the rights members hereditaments and appurtenances to have and to hold and we do bind ourselves our heirs or assignes to warrant and forever defend all the sd premises to the sd Evan Nicholson his heirs or assigns & from us our heirs and from any other person or persons lawfully claiming the same or any part thereof in witness whereof we hereunto set out hand and seal this fourth day of January 1841.
