      The Right Honourable Thomas Lord Fairfax Baron of Cameron in that Part of Great Britain called Scotland Proprieter of the Northern Neck of Virginia To all to whom this Present writing shall come sends Greeting Know ye that for good causes for and in Consideration of the Composition for my use Paid & for the annual rent hereafter reserved I have Granted and Confirmed and by these Presents for me my Heirs and assigns do Give Grant and confirm unto John Bennit of the County of Prince William one certain Tract of Waste land situate in the said County on the line of John Bennett Joyning to the Land of Swan Jones dec'd the line of Francis Jackson the line of John Farrow dec'd between the North run of Chapawamsick and the So run of Quantico and is bounded by a Survey thereof made by m John Warner as followeth Beginning at a box Oak corner to sd Bennit thence So 60 W twenty four poles to two Red Oaks standing together then N 36 W two hundred and two Poles to a box Oak near the line of Jones the N 10 E one hundred seventy two Poles to a box Oak then N 43 W one hundred and Sixteen Poles to a box Oak then N 1 W Twnty Eight Poles to a Red Oak Saplin near Quantico Branches then n 75 E Thirty One poles to the line of Jackson then S 33 E One Hundred Eighteen Poles to a Red Oak Saplin thenEast One Hundred and Eight Poles to [ ] Red Oak Saplins then S 50 E Thirty Poles to a Red Oak Saplin near Jacksons line thence S 80 E One hundred and two Poles to a box Oak then East One hundred & forty poles to a red oak near Quantico. Run then S15 W two hundred and sixty Poles to a box oak then N 63 W eighty two Poles to a black Oak corner of said Bennit then with his line S 42 W Eighty Eight Poles to the Beginning Containing five Hundred and ninety Acres Together with all Rights Proffits and Benefits to the same belonging Roial [sic: Royal] mines Excepted and a full third part of all Seed Copper Tinn Coals Iron Mines & Iron Ore that shall be found thereon To have and to hold the said five hundred and ninety Acres of land Together with all rights members and appurtenances to the same belong or in any wise appertaining Except before Excepted to him the said John Bennet his Heirs and Assigns therefore Yielding and paying to one my heirs and assigns or to my certain Attorney or Attorneys Agent or Agents or to the certain Attorney or Attorneys of my Heirs and assigns Proprietors of the said Northern Neck Yearly and every Year on the feast day of St. Michael the Archangel the fee rent of one Shilling Sterling money for every fifty acres of Land hereby granted & so proportionable for a Greater or lesser Quanty [sic: Quantity] Provided that if the said John Bennit his Heirs or Assigns shall not pay the before reserved annual rent so that the same or any part thereof be behind or unpaid by the space of two whole years after the same shall become due if lawfully demanded that then it shall and may be lawfull for me my heirs and Assigns Proprietors as aforesaid my or their certain Attorney or Attorneys Agent or Agents into the above Granted Premises to reenter and hold the same to hold so as if this Grant had never Passed Given at my Office in the County of Prince William within my said Proprietory under my seal Witness my Agent & Attorney fully Authorized thereto dated the tenth day of July in the Sixteenth Year of the Reign of our Sovereign Lord George the Second of Great Britain France & Ireland King Defender of the faith AD One thousand Seven Hundred & forty two.
